Late May into early June, that's Formosan subterranean termite — they fly at night and they chase light. Native swarmers are three-eighths of an inch, black, and fly in daylight in February and March. Either way the colony is already established, and your homeowners policy does not cover the damage.
Seeing them in daylight means the population outgrew the voids behind the dishwasher. Our cleanout is two visits fourteen days apart — gel bait in hinge points and motor housings, growth regulator, then a follow-up to catch the hatch. First knockdown happens on the first visit.
Bed bugs ride in on luggage and clothing and double fast if anything survives. We run whole-room heat — the structure held at 135°F long enough to reach the eggs in the headboard joints — in a single day, so you sleep in your own bed that night.
Roof rats follow a fig or oak limb onto the roofline; squirrels and raccoons open a soffit corner and nest. We trap, then we close the building — gable vents, dryer terminations, the gap where the fascia meets the roof deck — because trapping alone just makes room for the next one.

Culicoides furens hatches in installments, so no honest company promises you a gnat-free evening. We cut porch pressure and come back on a tight interval.
Two inches of rain floods the mulch beds and smokybrown roaches come up the weep holes. Perimeter granule plus a void treatment in the wall cavity stops the parade.
The first cool snap sends them up the downspout and into the attic insulation. A pencil-width gap at the roof-to-fascia line is all they need.
Squirrels and raccoons look for a warm box to raise young in. Trap first, then seal — sealing over a nursing female is how you end up with a ceiling stain in March.
